Property investment advice: private rented sector shows strong signs

Individuals seeking property investment advice could find the private rented sector is the place to put their cash as new figures suggest tenant demand is on the rise.
People who fail to secure a mortgage deal are increasingly turning to rented accommodation, according to the Intermediary Mortgage Lenders Association (IMLA).
It found that 73 per cent of intermediaries were unable to secure mortgage finance for at least one of their clients.
Of first-time buyers, 47 per cent opted to rent instead, while even a significant number of next-time buyers (13 per cent) chose to become tenants.
It follows research from Paragon that shows 44 per cent of landlords say tenant demand has risen in the last three months.
IMLA executive director Peter Williams said: "Deposit requirements have improved over recent months but this is still a sticking point for those trying to get on the ladder.
"For those without a substantial deposit or support from a family member the rented sector is the next alternative."
