Property industry demands mandatory energy certificates



Businesses may need to see a commercial property solicitor if display energy certificates (DECs) become mandatory.

The property industry is calling for these energy efficiency certificates to be rolled out for all commercial and licensed property.

Currently, DECs are only required by law for public sector buildings exceeding 1,000 sq m.

In a letter to prime minister David Cameron, the UK Green Building Council (UKGBC) and British Property Federation (BPF) called for the government to use the energy bill to make DECs mandatory for the private sector.

"A voluntary approach to take up in the private sector will not work, because without that level playing field there is a reputational risk for those businesses that voluntarily adopt certification and achieve poor ratings," the organisations said.

The letter, which was signed by the heads of various companies, insurers and industry bodies, also claimed that the savings generated by DECs would outweigh any initial costs to businesses.

Since the letter was sent, the government announced plans to cut carbon use in the UK by 50 per cent by the time of the fourth carbon budget in 2027.

The UKGBC welcomed the plans, describing it as a "world-leading target".
