Third of landlords raising rents



People looking for property investment have seen landlords increasing rents in the first three months of the year, new figures show.

Nearly a third (32 per cent) of landlords raised rents during the period and have seen a rise in income, according to buy-to-let specialist Paragon.

Almost five per cent saw their rental income increase by eight per cent, while 20 per cent reported a rise of up to four per cent.

Paragon chief executive Nigel Terrington said the growing incomes were down to higher demand from consumers.

"Obviously landlords do not want to make rented accommodation unaffordable, but a considerable proportion of them have been able to make small increases to their overall rental income during the first quarter," he added.

Mr Terrington also noted that 300,000 extra households moved into private rented accommodation and buy-to-let lending increased 22 per cent last year.

The Association of Residential Letting Agents and the Royal Institution of Chartered Surveyors both recently predicted that 2011 will see even greater demand for buy-to-let properties.
