Mutuals lending more to home buyers

People using residential property conveyancing services in January were more likely to receive mortgage lending from mutuals than they were this time last year, new figures suggest.
Gross mortgage lending by mutuals was £1.4 billion in January – up 38 per cent on the £1 billion lent in 2010, according to the Building Societies Association.
The year-on-year increase may be skewed, however, as January 2010 was "depressed" thanks to the termination of the stamp duty holiday, according to the association's director-general Adrian Coles.
"On a seasonally adjusted basis, mutuals' mortgage lending and approvals figures for January were broadly similar to the averages over the preceding six months," he added.
The news comes as Barclays reports that mortgage affordability has reached its highest level in ten years.
However, the lender urged homeowners against complacency and to prepare for any increase in their repayments if interest rates go up.
Barclay's head of mortgages Andy Gray said: "We know that other financial factors are likely to bite this year, but homeowners can't afford to forget about their mortgage."
