Landlords expect high demand for rental property to continue

Landlords experienced higher demand for property from tenants in the last quarter of 2010, according to new research. Four in ten landlords reported strengthening demand, a survey by Paragon revealed, while the market showed no sign of slowing down. This may prompt a number of private client landlords to seek legal advice to ensure their documentation and agreements are all up to date, as new tenants are sought. The average number of properties in a landlord portfolio stood at 12 during the last three months of 2010, the buy-to-let mortgage lender's figures showed. Commenting on the research results, Paragon chief executive Nigel Terrington explained: "Tenant demand shows no signs of slowing down and in some busy markets, such as London, there is anecdotal evidence of sealed bids being used for certain properties." He added that continued demand could have serious implications for the sector, if rental property supply issues remain unaddressed. The Department for Communities and Local Government launched a new scheme earlier this month in an effort to boost home building by local councils. Ministers have committed to match the council tax raised from new homes over the first six years under the New Homes Bonus scheme, which is intended to provide local councils with an incentive to build.
