Landlords reminded of carbon monoxide requirements

Landlords looking for property investment advice have been reminded that they have a legal obligation to ensure their tenants are not at risk of carbon monoxide poisoning. The National Landlords Association's (NLA) advice comes ahead of CO-Awareness Week, starting November 15th, to promote better carbon monoxide safety. Landlords are obligated by law to have a registered gas installer carry out safety inspections of gas appliances every year. In addition they must keep a two-year record of these safety checks, which have to be made available to tenants, explained NLA director of operations Richard Price. "By taking a few simple precautions landlords can ensure appliances are working correctly and tenants will be kept safe," he said. "Landlords can take the additional step of installing a carbon monoxide detector in their property, although this is no substitute for proper safety checks." The Health and Safety Executive says that around carbon monoxide kills around 20 people every year because of badly-fitted gas appliances. Posted by Gaby Hamerton
