Landlords warned over potential for asbestos claims

Property owners have been urged to make themselves aware of their responsibilities in order to avoid asbestos compensation claims.
Aviva highlighted the potential danger of the substance, arguing that many people lack understanding despite a Health and Safety Executive campaign.
According to Phil Grace, liability risk manager at the insurance group, owners or those who are in control of buildings should identify the possibility for them to have been refitted with materials containing asbestos.
Commenting on a case that saw a commercial property landlord fined for failing to disclose the presence of the substance to sub-contractors, he said: "As the recent prosecution has shown, property owners must inform all tradesmen who are likely to work in a building whether asbestos is present."
The Independent on Sunday recently reported on a study by the Asbestos Testing and Consultancy Association, which indicated "unacceptable" levels of the fibres are present in many schools.
