Commercial property sector 'to remain challenging'

The UK's commercial property sector will remain challenging in the short term, it has been suggested.
According to Guy Cooke from property consultancy Knight Frank, while progress is being made in the sector, conditions have not yet fully recovered.
He remarked: "Whilst enquiry levels are certainly improving, the capital cost of moving is still a major burden and those landlords who are able to assist tenants in this regard ... will succeed."
Despite the difficult conditions, however, 2010 could see a significant upturn in commercial property, Mr Cook claimed.
The take-up of rental property in certain areas of the country is increasing, the expert pointed out.
He also said that 2009 was "very challenging" in the office sector.
Recently, Kelvin Davidson, property economist at Capital Economics, warned that increases in commercial property capital growth could result in overvaluations and lead to an eventual dip in values later this year.
