Two-tier commercial property market 'may emerge after recession'

While confidence is beginning to return to the commercial property sector in the UK, there is concern that a two-tier market may emerge "after the storm".
This is according to Oliver Gilmartin, senior economist at the Royal Institution of Chartered Surveyors, who said that investors may discriminate between prime and non-prime assets.
He added that this was "a mindset sorely forgotten during the boom times".
Mr Gilmartin commented: "Whilst prime assets are now catching the eye of equity investors focussed on income quality, the downturn may have further to run in the secondary market."
However, the expert went on to say that concerns over the rental downturn have "moderated of late", suggesting that the labour market will have a big impact on the sector.
Recently, CB Richard Ellis reported that commercial property returns increased in July for the first time since June 2007.
Property values rose by 0.2 per cent during the month, while total returns went up by 0.8 per cent.
