'Double-check HIP' before buying property

Prospective property owners are being urged to double-check the home information pack (HIP) of the home they are considering before committing to a purchase.
The Independent's Rob Griffin commented this weekend that a number of potentially lucrative locations for property purchases have been identified - including Salford in Greater Manchester, Liphook in Hampshire and Bagshot in Surrey - as house prices in these areas are set to increase during the next five years.
But he noted that it is important for those considering a property purchase to take a number of factors into account, including their personal goals and financial situation.
Most importantly, he stated, "don't let your heart rule your head". Mr Griffin asserted that it is better to proceed with caution before committing any money and pointed out that HIPs can provide valuable information to potential buyers.
HIPs are required by law for most homes on the market in England and Wales. It is mandatory that all HIPs for freehold properties contain the site's energy performance certificate, home information pack index, property information questionnaire, sustainability information, evidence of title, sale statement and standard searches.
In addition, a number of other optional documents can be included, including a legal summary, home condition report, home use or contents form and any other useful information - such as specialist searches.
